Possession would be given at closing. This property does sell "Subject to Approval" meaning the auction company will obtain Seller's Confirmation if they are willing to accept the high bid established at the close of the auction. If the seller does accept the bid, the successful bidder will be required to enter into a purchase agreement prepared by the closing attorney immediately following the close of the auction. This auction is not contingent upon financing, meaning the successful bidder will have 10% ready to be delivered to the closing attorney's trust account via certified check, cash, or wire transfer with 24 hours of the auction closing and will have the balance ready to go at closing. This sale is not subject to appraisal or inspection, property is being sold AS IS. Property is being sold AS IS by Estate, no property disclosure statements or time of transfer inspection on septic will be done. Courthouse records show a new septic system was installed in 2006. This is a timed event and will begin to close at 1:00 PM CST. An auto extend feature is in place, so if someone bids in the final 5 minutes of the auction, it will extend another minutes. If a bid for this auction is placed at 12:59 PM, the auction will extend out until 1:04 PM. This will continue until there are no further bids received in the final 5 minute time frame.
